1- Verification of Income - Screen the Tenant will contact your buyer and obtain a copy of their paystubs, w-2’s and/or income tax return. A validated “true and correct” copy will be provided with your completed package.
2- Credit Report- Screen the Tenant will obtain a credit report on the buyer/tenant and/or co-buyer/tenant.
3- Credit Analysis - A credit specialist will examine the buyer’s and/or co-buyers credit report. We will look at the past and present information on the report and compare it to the tenant's explanation of credit history. If the report aligns with the explanation a trend projection based upon income changes and bill paying patterns completes the credit forecast.
4- Debt-to-Income Evaluation - After receiving the buyers and/or co-buyers verification of income and credit report, Screen the Tenant will provide a debt-to-income evaluation by using our DTI software which includes underwriting guidelines to today’s popular loans. A printout (PDF) will be added to your package. We suggest you have this signed by the tenant/buyer with any other lease or purchase option contract.
5- Background Check - The background check you will receive, if available, provides additional personal information about the buyer and/or co-buyer, any criminal records or possible matches to the buyer and/or co-buyer, possible relatives of the buyer and/or co-buyer, possible associates and professional contact information. It will also contain information on any Bankruptcies, judgments, and liens in the buyers and/or co-buyers name.
6- Megan’s Law Check/National Sex Offender Search- All results received even if the search results are zero will be in your package.
I understand that a $50.00 payment is due for the service rendered for EACH tenant/buyer. I also agree to provide Income Documentation for the tenant/buy and/or co-tenant/buyer. Screen the Tenant will call the you within 48 hours of time specified above or time of application, if unsuccessful within 3 attempts, Screen the Tenant will call and email Landlord/Real Estate Investor.
